Elite Properties is familiar with HUD and VA guidelines for pricing, securing and winterization procedures. All properties are carefully reviewed including interior and exterior structures, electrical, plumbing, and HVAC.

Removal of all debris from the interior and exterior of the property, hazardous material, any outside items that detract from curb appeal (Christmas lights, dog houses, etc.), and towing vehicles off property.
Winterizations / De-Winterizations
When a property cannot be occupied or visited on a regular basis, the best alternative is to properly winterize the property. Winterization will keep the property from encountering water damage due to busted pipes.
Boarding (windows and doors)
To ensure a property is safe and secure, we will remove all broken glass from damaged windows, then we board according to HUD expectations.
Performing professional occupancy check for our REO/Property Preservation clients is the utmost importance. We will do everything possible to verify occupancy and prepare properties for inspections.
Our thorough interior sales clean includes: vacuuming, sweeping, mopping, wiping down all counter tops, sinks, cabinets, toilets, and bathtubs/showers. In addition, all appliances are emptied and cleaned. Air fresheners are placed on all sink tops.
If a property is found vacant, we will secure the property. Which includes changing locks on exterior doors, installing lock box (using code per client).
Lawn Maintenance / Brush Removal
Initial / Routine Grass Cuts provided bi-weekly. Overgrowth removal, such as brush and vines.
Major and Minor Repairs
Minor repairs from inspection predicated repairs to major fire and water damage.
Pool Drain and Covering
Drain and covering of in ground, above ground pools, or removal if hazards / liability.
Code Violation Abatement
In the event the city has deemed a violation at a property such as, peeling paint, open storage, weed abatement, and more.
HUD Conveyance Preparation
We follow current HUD guidelines to bid and obtain approvals to put properties in conveyance condition.
In the event there is damage to a roof and a temporary fix is needed due to weather conditions, we can tarp the roof and provide a bid for repair or replacement.
